Co-mingling funds in a bank account can be a problem as the master account holder has the ultimate liability.It may be that the op is exempt from escrow requirements if the property is personally held and on a cash basis, you'll be reconizing deposits as income deposited in your general account.If the property is in a business, you will likely be required to have an escrow account.

The $1,250 variance that I would not get back with the cash out is not a big problem, as that is what I would consider as capital invested, and can be replaced very quickly.  

If you answer no, you're lying and that would be a problem as well.So thats going to be the biggest hurdle for you to overcome.Lets say you find a local bank that will allow it though.

Definitely do what you can to minimize the problem, as it will save you some headaches.

My problem (as with most newbies) is available cash on hand to make a deal happen.
