You can build the right bench to manage that property and achieve a situation where it's less hands on (which appears to be the reason why you're focusing on condos).

The generation of pot-smoking hippies would never afford a house, much less anything else.

That being said I wouldn't be surprised if they are growing pot in the basement and that is the absolute last thing you want as a landlord.

Michael, as a buyer, you do not pay any commissions - so why not add some bench strength and find a realtor who is experienced in working with investors to assist you. 

I can also see if he can find a couple thousand in savings on the home/closing costs to sweeten the pot.

Commercial financing isn't my thing so I've never been involved with an ESA, but FYI businesses involved in pot have a hard time with access to financial services from federally regulated institutions.
