Yes and dropping hints puts your lender in a professional  pinch, I suggest you not say a thing and if you're guy is in Lee Summit, he could well end up with it anyway.

To look at it any other way is to pinch pennies at the cost of dollars.

The reason why is that appraisers are, to quote Forrest Gump, "Like a box of chocolates, you never know what you're gonna get".  

It's more "do you want chocolate or vanilla?"
