In my last post I discussed using Fannie Mae's delayed financing exception to allow for pulling the cash back out before the typical 6 month seasoning period, and in the comments @Steve C. led me to a post outlining a different approach using a LLC-to-personal loan (see https://www.biggerpockets.com/forums/48/topics/460294-how-to-cash-out-1-4-unit-property).

Jonathan has a good outline, but if there is no smoking or pets, I would add that.

He’s a little hot tempered so If he’s low on money I’m not going to charge him but want him to stop bringing dog over AND florida law says you have to send a certified letter outlining whatever you are going to keep for damages.

It doesn't have much that explains how to get more capital (syndication, partnership, etc), but it does give you the outline. 

As you may know, the eviction protections outlined in this law are due to expire at the end of this month.  

If it's not outlined that they are responsible for the lawn, then you'll probably need to cut it.Quite honestly, I just build the cost of the lawn into the rent amount for my duplexes.

This would be a basis for me to outline a business model if I were doing what you do (I used to but bought stuff along the way that I can now live off my cash flow.

The ethics complaint has been submitted to the bar now-a 100-page document with all of the attachments outlining his conduct.  

From the buyers perspective, you want prorations based on rents due in contract as well as terms outlining any outstanding balance will stay with seller, but that buyer will make "best efforts" to collect. 

Have you squared away your financing with a lender and met with a real estate agent to help guide you through the process and outline expectations?
