Rather than toss out numbers, I declare it is lucrative (I have good mentor and a network of trained Deal Sponsors). 

The biggest "con" I found was many sellers automatically think an agent (you have to declare your agent status) has a hidden agenda, either you know something they don't so assume your fair offer is way too low, or don't respond when I leave messages, letters, etc., thinking I'm just trying to get a foot in the door for a listing, not actually buy the property. 

I don't think a tenant can actually "win" in the sense that the judge declares they owe you no rent.

I own land in counties declared disaster areas and the latest trade policies seem to add to the distress.
