While rehabs can be rewarding, I’ve often ended up paying much more than I anticipated or would have liked—especially when managing from afar.

It may sound nice to pay a 6% management fee but the extra fees can add up to be more than the other company that charges 10% with no additional fees.

We have not disabled ours or converted to gas, but Tenant must sign a Fireplace Addendum stating if they use it, we require a higher renter's liability policy with us as additional insured, rules on wood, storage, use, safety, they pay for yearly professional cleaning each year they are there, etc.  

We wanted additional units to pay mortgage and have cash flow.

Note: We do 50+ investment property loans a month and the most important thing I tell BUYERS of properties being sold as or soon to be STR is make sure you are paying the market price per square foot and do NOT buy based on income approach/CAP rate.

But, that $50,000 investment will pay back $75,000 (beats wall street).

My mark up is always lower than the direct lender because I don't spend money advertising during the Super Bowl or buying a private jet for my CEO, and we don't have layers of management we need to pay.

Can I pay property taxes in January that are due now, then deduct them as well as next years that I will (plan to, anyway) pay in December of next year?
