April is a GREAT time to start the rental season here and having 60 days to gut a place, put new into the unit and raise revenues.... well that's exactly my strategy - I just dont like tossing someone to the streets to do it however.Just think about the potential hard / soft costs of eviction... you can probably kiss any judgement goodby.

@Lesley ResnickI call their previous landlord, I look them up in the county clerks office for prior liens or judgements, and if I need to I’ll go to their prior apartment to drop off the application.

I havent collected a dime on any judgement I have had in last 20 years,,,I quit doing them wasting my time money and brain power.First of all you have to have a valid address and place of employment before the sherrif will even atempt to serve summons in first place,,,if they move out of area not worth the hassle.

Since the right of redemption, per statue above, could be argued the date specified in the Judgement is when redemption rights expire.

Realistically I'm going to guess that we'd be able to get some significant chunk of that $70k excluded, but likely not all of it, depending on what the paperwork exactly says.Ultimately it'll be an underwriter judgement call based on what 'makes sense.'

The reason you would want to collect the banking information is to make it easier for you or a collection agency to find the source of their money if things go bad on the backside and there is a judgement or other monies owed trying to be recovered.

I focus on 1) making sure they have verifiable monthly income from a stable job that equals 4x monthly rent (gross income) + 2) no history of eviction (at all even 10 yrs ago is a show stopper for me) or recent judgements >$2000 (the concern is that they're going to get garnished eventually).
