If you believe it is a smokin' hot deal, I'd get legal advice about terminating the contract and, once the contract is terminated, I'd have the attorney make a polite inquiry of the owner to determine if they are, in fact, in contract with the flakey wholesaler.  

So, if you apply for a mortgage loan on Jan 15th it’ll take until Feb 15th for that inquiry to become “visible” to the FICO score.

Neither of those sites impact your credit score because they do a soft pull on your credit.Other than that, don't open up too many credit cards at once (maybe 2 cards total), because too much at once impacts your score in a few ways (hard inquiries, new trade lines, and age of credit history).Last, pay your bills on time...late payments really negatively impact your score.

Oh, I once had an inquiry in a different neighborhood where the guy wanted a garage to use for butchering animals that were hunted.

We have also had a some inquiries about selling the property (including from the current tenant).From what I have been reading value of the land is based in part by how productive the land is.  

The open house was packed, and I even received some inquiries that were skeptical of it's reality "Very interested in this space, but the price is so low.

I'd like to piggy-back on the question and ask for some related advice that perhaps might benefit @Eva and others.When shopping around for lenders, whether conventional or portfolio lenders, what is the proper way for every potential lender to get your credit report without dinging your credit score during each inquiry? 

I get regular inquiries for people who need a place for 3-6 months while they build.

I believe when one bank runs a hard inquiry, its OK to have others run it within 90 days and not affect my credit?
