As I said, I was interested in one of his properties for purchase as a fixer up and buy and hold but since he is motivated to sell off most of his portfolio, I thought this would be a great way to be introduced into wholesaling.I don't have access to the MLS in order to get good comps, I don't have a buyer's list and I don't think I would be accurate at estimating the price of repairs so I don't think I want to tackle this on my own since there are so many properties involved.As for your question as to the dollar amount, I don't know the exact dollar amount that he needs to purchase the commercial property he is interested in.

For others with less experience, I would highly recommend getting a couple builds under your belt (with someone who's done it before) before tackling one on your own...From my own experience (no construction experience before I got into this business), even after 50+ big rehabs, I wouldn't have been comfortable building my own home.
