I originally took the course for my own personal educational benefit without the intent of becoming an agent and I found it immensely helpful.

Belize International looks like an African third world airport, whereas Cancun looks and feels like any major airport in the US.

Instead of making an already long post even longer by griping about how these immensely important concepts aren't taught in schools I will simply offer some valuable resources to those who are interested.

@Adam Myers - Yes, figure out the asset class you plan to play in, find the big players in your market doing what you want to do, go out of your way to provide them immense value, expect nothing in return and sooner or later, one of them will take you under their wing.

You don't need 20% down depending on the loan type you use, so, also finding a great lender on your team will help immensely.
