Hi @David Lichtenstadter, same here as well, I am a new starter in RE from Queens NY, and special in NYC, a crazy hot market.

Now I spend 4 hours once a week powering boiling water in corners, bed frames and any other hot spots.I recently went and read some reviews, they all complained about bed bugs in the first sentence of the review. 4 years ago, this was not an issue, now I seem to be just stuck.

I live in Boise, similar climate to Ogden- hot, dry summers and we have a couple units that we are having this same conversation about.

This means a roof that does not leak, hot water available, heat and air conditioning, and good plumbing / electric.
