There's a lot of glitches with the credit system and you should look at the applicant holistically alongside with their employment, income, debt, etc to make that final decision.

Alternatively, if you use FHA 3.5% financing, your CoC will be very high, but one hiccup and you are cash flow and CoC negative.

The only hiccups I noticed with Avail was the heavier ($55) screening fees for the tenants and the no option for free bank withdrawals for rent.
