You trade price for terms, meaning that if the terms are right then the Buyer doesn't have to pay rock bottom prices.Without changing the direction of the boat if you like the basic structure of the offer I would counter with sales price and define the interest rate.

We haven't been looking under rocks for deals though. 

Sometimes some can see gold where others just see rock and dirt.

Is it that replacement of those water lines opening up sheet rock to run new gas lines?

@Aaron Mazzrillo  I do not know anything about the SoCal market, so I can't comment if one can do better, but many of our clients invest in our Little Rock or Memphis market because the cash flow is better.
