Things like septic pumps burning out, steam room dying, guests catching the grill on fire and leaving burn marks on the hardi siding, emergency bug treatment, above ground pool which is ridiculously hard to manage in our heat & having no time to deal with it if it starts to go, laundry & drying time for all the towels and linens, etc, etc.There are plenty of things we can and will get better at, but I'm prioritizing the stress level of my people as well as the very near disasters we've narrowly avoided, over the little bit of extra revenue we'd generate.

Currently, I am working on renting out my extra room in my 2 bed, bath condo.

Most of us have processes with room for improvement.good luck

These units run roughly 100k and rent for about 250$ per night, just to give a scope for our type of starter investment.Between my wife and I, we have a grand total of 0 years in real estate investment experience, but we really believe in the area and real estate we will be investing in.

Did you rent by the room or did you rent the house to all three of them? 

Keep in mind the foundation is not the only issue, when there is foundation issues there is usually other internal issues that go along with it, (wall separation, Possible broken pipes, floors etc) so give yourself plenty of wiggle room for repairs.

-Relocating the electric panel out of a guest room and into the mechanical room. 

Does that mean that 4 guest is the maximum for an STR, even if there are rooms to accommodate more guests? 

Obviously there’s always room for improvements with any company, but they are real people who care about their clients and are invested in your success because when you close deals, they make more money.
