They worry more about a fridge and stove.

New fridge has 5 dents.

But, if you buy a fridge, you can take bonus depreciation on it. ( or expense it under de minimus safe harbor if below 2500).

:) However, I purchased this fridge a month ago and now my contractors are finally getting it into the kitchen to find out it does not fit in the designated spot.

On my lease I have an addendum that specifies the cost of any repairs that will be deducted from their deposit, if I have to do it, and also a separate check list of move-out things, like making sure the fridge is empty and clean.Good luck!

It needed quite a bit of work but after the rehab we were able to get it rented for $525/month- new windows, LVP installed throughout, toilet, flange, new vanity, new plumbing, new doors/hardware/hinges throughout, paint cabinets/ new hardware , paint throughout, new base board units, new window AC units, new entry/ exit doors, new stove/ fridge, light fixtures throughout, handrail for outside stairs We then moved on to our lowest paying tenant ( $338) who had been there 17 years.

It may appear on your bill, but won't have money taken from your account.the fridge and freezer repairs 2 weeks apart at the same house for $400+ each is odd. 

The tenant is fine with this, but has asked if I can replace the bulky ice maker with a shelf to give them more usable fridge space.
