If it's just cabinets and other cosmetic things, maybe you can get it done for less than $15k, fingers crossed.Another thing to keep in mind is that if you rent it out for a 12-18 months, 'officially' converting it into a rental, you could use the 1031 to leapfrog tax-free (deferred, not completely avoided) into other investment props.

The house went on the market yesterday so fingers crossed it sells quickly this time for a decent price.

Also we have a robust downtown so each block away from the Main Street will affect the price.It is really one of my favorite activities- keeping my finger in the pulse of the market.

I've been searching for my first flip (have made offers on 2, currently in negotiations with my 3rd, fingers crossed) and I get a lot of push back from her -- like, she'll say, "I really don't think they will accept that offer" (and then they do after I ask that she go ahead and put the offer in) or, "they're probably not going to accept those terms" (and then they do or they negotiate more agreeable terms...)

Even though we all cut the grass as kids, I know that the lawnmower is one of the most dangerous tools in the garage; and I know of at least one friend missing a finger as a result of a bad experience with a lawn mower as an adult.

I have my fingers crossed that it ends up that the rate decreases significantly, given that they should have a ton more revenue coming in than what the last budget was to run the town. 

This project didn’t require me to lift a finger and didn’t consume any nights or weekends.

would this play bad in court.I am ready to repair and renovate whatever their finger touches, but they just want to use this to quite the lease.
