Hello all, I am just starting out as an investor and spend alot of time asking my self questions about things i dont understand and as apart of that speed bump ive been learning about creative financing deals and have a couple questions.. 1st being, do you need any capital for these kinds of deals ?

The only time it would make sense is if speed is a factor - meaning you can get an amazing deal on the property but must close super quickly - something most banks simply cannot do.

My credit score is over 780 so I feel a 3% down conventional would be ideal, and within one to two years, have the HELOC on my condo (when I mention HELOC, it's the one on my condo)paid off and actually put down 20%-30% for an actual rental property.More experienced real estate moguls, what would you do to speed things along so I could buy another property sooner rather than later?
