I want to explode out of the gates with marketing.

Sacramento has led the country, the Bay Area has been exploding, and places like Santa Rosa are enacting rent control.

It also appears that Mount Pleasant has been poised for growth and has really exploded.

I guess on a more macro level, as the Northside near the airport continues to grow and explode, you could see more demand in the Ft Caroline area that is easily accessible to the airport.

Once completed they will be competition to your building but most likely at a much higher rate which will actually make your units attractive and allow you to raise the rents some.Of course as you already know that area is exploding with growth and demand.

We don't have neg am loans any more and while stated loans are creeping back up, ATR (ability to repay) rules, AMC's for appraisals,  and other measures in place should at least mitigate the fake valuations from exploding and tanking the market.

The Northwest Arkansas real estate market is exploding right now thanks to Walmart and all of the business it's helping bring to the area and I want to get in on it before prices get out of my reach.  

If I do a value-ad building I would most likely want to buy for $1.5M or less and put $200 or less into it.My criteria is all over the place because within the County of Los angeles there are so many variables-- closer to the beach, unit mix, older v newer buildings, unit mix (I'm looking into some mixed use), value-ad vs turn key, location, stable areas vs up-and-comingArgh...my head might explode just thinking about all this...I guess having 6 months to close is a good thing because it gives me a timeframe.The variables change because no building is truly exactly the same--or even near the same when you put boots on the ground.

Michigan has exploded recently, but it was SO far down it needed a big come back at some point.
