.- Closing In-House: It's definitely possible to close in-house (and when the deals are cheap enough, it may be the only economical way to do it), but it also takes quite a bit of time and work to learn how to do it correctly, to make sure the paperwork is prepared correctly, and then to actually execute it.

I am considering building it out into multiple executive suites.

The prospective tenants signed the "Agreement to Execute Rental Agreement" this past Saturday and provided the holding deposit, and now I need to send them the actual rental agreement.

In this way you can control the rights to the property and approach tenants to negotiate an LOI and then execute a lease before closing on the property/If area is good generally demand is there unless developers are slamming up so much product there is an oversupply to demand.
