Take for instance my B+ located quadraplex consisting of 2 Bedroom units in Philadelphia that rent for just shy of $3,000/m and compare my building to the nearly identical quadraplex building in a C location in Philadelphia were the rents are $1,200/m.

Considering the high prices of other lots in the area, many have said I got a great deal.The land I bought has a 2-bedroom, 1-bath house that was listed as 550 sqft but is actually 750 sqft; the records just weren't updated with the city.

I have a tenant in Arizona, who moved in a month and a half ago.they keep complaining that the master bedroom is too hot.The whole house is ok but the master bedroom is hot.I offered them a portable ac, they refused took it but did not install.I offered to have a handyman come install it, they said they can do it themselves.I offered the ac guy to come check on the AC and asked them to call the guy, because he likes to schedule with the tenant directly, but they have not called himI asked if they waned me to schedule with the AC guy,- silence.They complain but wont let me schedule for them.I understand that the tenants are just complainers, but I want to cover myself legally.So in case, if they decide to take me to court, I would not be liable.What is the best way to deal with things like that?

There are other considerations that may still make it impossible to permit the construction of the building even  if the by-right use permit is obtained and its important to have an architect closely examine how the proposed floor plans will layout to confirm egress &  bedroom windows + localized zoning overlays along with a  number of other factors.

The rents are still growing on the smaller ones too as I think the rents compare favorably for people coming in when they look at a nice hotel room for 150k to 200 a night or a one bedroom cabin for 200 a night.

I strongly believe that legislation should be introduced to prohibit property wholesaling and also prevent double closings unless it can be demonstrated that the property's value has been substantially improved.

That said, it looks like if I rent out the bedrooms separately, I can earn more for the property overall (500-600 per bedroom vs 800-900 for the whole house.)
