Assigning contracts is only one of many different ways to wholesale and the means that is most in violation of most state real estate laws so why on earth would you want to go down that rabbit hole?

Of course, if you are buying cash this does not apply but if you can qualify for financing today why on earth would you not finance your purchase at the current rates?
