Recognizing the opportunity to combine steady income from existing tenants with the ability to develop the lower level for Arbol Eatery and other amenities, I pursued direct negotiations with the seller.

I think the best returns are properties that are 300-400k that can do $60-90k per year in gross revenues.

The lower building costs and more relaxed development regulations definitely seem like attractive reasons to keep investing, especially with the need for housing growing as people continue moving in.

Some are little more that assistants, some have the knowledge and expertise to drive revenue and create more value.

Some communities have CDD (community development district) fees.

Most people do not understand how Zillow generates much of its revenue.  700+ agents on BP buying leads instead of ~$200/yr for a membership is a nice new revenue stream for BP. 

They can be a bit on the pricey side and they can be selective on the development/construction side, but overall, they're solid.

I tried that market a few years back and price to revenue lacked, massively and it still does.

I plan to stop being an athlete in 2-3 years and turn into a full time investor/developer , Im ready to learn and put the effort in it.
