Often times, there's houses or land worth $500k listed with an opening bid of $30k which is a fantastic deal; however, if you were to win the auction, there may be multiple liens and $100s of thousands of hidden fees that you have to pay at once (based on what I read online).

If you refused to buy it as a new primary, so you had to put down 20%, were unable to find a good deal and just bought at market price, didn’t hit a home run, etc…Imagine you only average 4.7% appreciation.

If you have mony in the deal and it is no longer bringing a proper return it may be time to move that money into another property that will return more.
