Why tether your success to one tenant stream?

They don't find much, but the constant moving the goalposts is a mess.  

They are constantly in the top crime rates across the country every year.

It is important to be constantly educating yourself so that you know what is real/fantasy. 20 years into our RE investing journey and we work to find things to learn every single day.

The market is very quick to act and is constantly pricing the future into today’s asking price.

It is the same thing that I see/hear constantly.

I would consider this option only if I were truly at the end of my investing life and seeking to create an annuity-like income stream through a simpler and more consistent vehicle, saying putting it all in IVV and withdrawing a flat percentage every month. 

This is essentially giving you some of the cash from your improvement (presuming they are significant) , as well as a steady stream of income into the future - which helps you long term in numerous ways.
