Depending on the situation and the language in your lease regarding guests, the tenant may be in hot water with you if the presence of the guest was not disclosed to you prior. 

But Charleston in the million dollar plus price range gets U in some nice inner city areas.. and crime while it happens everywhere there is some pretty robust police presence there.

@Justin McElroy Ive found that a lot of property managers don't have an internet presence so they can be hard to find with a traditional home search. there are a few PMs that I can think of in the areas that you just mentioned.

My other business ventures are all in CA and still rely on my presence, unfortunately.
