I would just BRRRR by yourself or with one other person that you trust that has the same passion and can bring something to the table.

Lately I have been hearing a lot about his method of using a HELOC loan and using the proceeds from that as a down payment for multi units.

that will still work as will lots of other methods.

You're in luck because Cleveland is actually one of the best investment cities in the U.S for cashflow and has lots of great BRRRR and fix and flip opportunities.

I've just completed my BRRRR and I'm looking to cash out refinance.  

After you get some basic information from there, you should use the enemy method to identify how well competitors do in the area. 

Lindsey, you’re right there is a lot involved with house hacking out of state and I’ll be circling back to that particular method in the near future.

@Maxwell Hinesshort term - BRRRR method, for example.buy with cash or hard money, rehab with HELOC money, then refinance and pay it all back.you never want a HELOC as part of a long term situation.
