I am only playing devil's advocate here, I agree everyone can make money anywhere, I am just looking at a generalized view of the market here versus a broad snapshot of another market and how much more can this market grow before any type of adjustments.

If you target too broad your cost per lead can get a little high.

You're going to need to narrow down that search criteria a bit, an entire metropolitan area is quite broad, agents tend to have geographic niches that may only be one county, or even just a few towns within that county, any agent that tells you they can help you buy anything in any area in Philly is leading you astray. 

CRE is a very broad category.

They are definitely out there, but just not publicized so broadly.
