One option is to fix it up & then borrow on the equity sort of BRRR style.

i bought property at tax sale auction in Dekalb county Georgia, over 12 months ago, now i am doing barment,  i published ad news paper,  i sent 30 days notices to ex owners and all parties might have interest,  and the property now it empty / unoccupied.my question is: if 30 days notice expired and no body redeemed, can i enter the property and start to fix / repair the property, and rent it??

As someone that receives 100s of pieces of marketing, texts, and calls in a given month I can tell you that I put everything I get from some sort of automated caller/mailing system directly in the trash or just lose/block the number.

So I'll say it again, we only hear people talking about their 2012 success stories but we never hear about all the underperforming homes creating a sort of survivorship bias. 

Our rehab costs were way less back then (especially when compared to new construction), before the pandemic caused all sorts of havoc in every area of our industry.There can be a lot of joy and fulfillment breathing new life into an old home.

@Gabriel Zepeda, There are a number of ways to "sort of" do this. 

The one in the pic looks rather easy and sort of inexpensive to duplicate.

You’ll probably get a contractor for all of these anyway, but if you can look at the problem (like a roof) and sort of figure out how it works to fix, you’re a good step ahead.

This is all sorts of wrong.My initial issue with Matthew's advice is that the property has only been owned for a month so unless the "wind damage" occurred during that time there is no covered loss here. 

Eventually I would like to set up some sort of "in-house" property management to cut back on these fees.If you are able to self-manage those rentals, though, then the fee is a non-issue!
