Something isn't quite adding up for me:-New builds selling for under 300k-4 bed 1800 sqft SFHs are leasing for ~$2500 / month with with less than 30 DOMThe dissonance comes from the rent:price ratios and asset quality.

I also have never seen an older sidewalks were added.

My first venture was a fix-and-flip turned rental in Angel Fire, NM.I’m eager to dive deeper into real estate investing and am especially interested in adding more investment properties in the Santa Fe area.

Anything that has an attractive price in 32206 or 32209 is either in a D class neighbhorhood and/or a property that needs significant rehab.The further you go from the center of downtown, the more likely the property is in a better class neighborhood.The exception being springfield where it is close to downtown but considered a good neighborhood.

I have found that by adding value, people come to you naturally over time. 

We will be adding a new kitchen and furnace and flooring.

If someone is actually doing a BRRR in Jacksonville I would actually love to see it because I just don't see how it can be done without spending a ton on direct marketing costs and then those costs should be added and I'd be curious if it's still an actual BRRR.
