My car is a 2010 and I love it cause I can fit a bathtub or 6 foot ladder in it.  

If the 9 rehabs did not include new bathtubs, then it is very likely that the tub P-traps were not replaced.

Tenants will sometimes just use them stealthily.They can buy lint socks for the hose that will drain into the sink or bathtub. 

They were really bare-bones, but clean and well-maintained - with cheap carpet put in new for every tenant.The one thing applicants wanted more than anything else - and these units didn't have washer/dryers, disposals, dishwashers, bathtubs - which nobody complained about - was hardwood floors.If the only thing I ever changed was convincing the owner to put in hardwood flooring - or anything similar that just wasn't carpet but was similar to hardwood flooring, like laminate - I could have increased rents significantly.But, I'm telling you they don't care about dishwashers or counters or bathtubs or disposals or even washer/dryers in-unit as much as they care about hardwood-type flooring.The next thing the care about is in-unit washer/dryer of any kind or size.Next, a dishwasher.And I highly suggest you don't paint in any color other than basic beige. 

Fast forward to last month, my tenant was cleaning and she was washing a few items in the bathtub.  

Pour that hot water into the bathtub, which would at least bring the total temp up to tepid. 

Examples after each vacancy over the last 4 yearsUnit 1 vacant for 3 years did some rehab rent $750, $825, now $995Unit 2 $500, $650, $675, $2000 rehab now $825 going up to $850Unit 3 $475, $3000 in rehab $825, going up to $875Unit 4 $520,  kitchen cabinets (from another rental we upgraded) & bath tub, $825, $875 going to $900 (they just gave notice).Unit 5 $225, rehab $2000, $475, $500 but is our live-in maintenance guy.Unit 6 $ vacant for 3 years, $3,000 rehab $775, $875, $975 going to $995.An upper quasi rehabbed 2 bed 1 bath near us just went for $1400/month in A WEEK & its above a 7 day a week daycare center!!!

That's about how much a person would put in a regular size bathtub or 6 office water cooler bottles.

Maybe this is just me, but I never found bathtubs appealing.
