The person you speak to, who takes your initial application and holds your hand through the process, is NOT the one who makes the final lending decision, chances are that's done by a combination of computer algorithms and people located in other states.

@Jon Latorre I just take the algorithmically generated stuff and run it by local property managers to get their input, which isn't a very efficient process, but like you said, is very useful.

This estimate is a proprietary algorithm of theirs and as is ours.

With interest rates rising, prices at a high and stock very low, I think it's very likely we'll see a pull back in home price values, also known as a "Market Correction".The second thing is, I don't care if a rental is worth 80k or 400k, I buy to hold and my deal making algorithm doesn't change.

Account ClosedWith all due respect these cash flow markets are just not that complicated no one needs some advanced algorithm to decide were to buy cash flow properties.. there are about 20 markets in the US that provide cash flow properties.

If you want to manage Short Sales, that's another algorithm.

But one thing I have been able to do is organize systems in real estate to my career, like using a set algorithm as a base and making changes as needed, and looking at different sections of real estate first as a whole and then splitting them into parts.
