I like storage units, that's actually a good idea I didn't think about at first. 

I’ve actually had a number of people exercise their option and get a loan and buy the house.

You absolutely CAN use simple free social media posts to get traction, but it requires posting actual value pretty much 4 to 5 times a week,  posting about things a motivated seller would be interested in.

After 2 years I’ll sell it as a 121 exclusion and use the profits to go into actual house hacking.

@Chris Kay it's VERY difficult to cashflow with 0% down purchases.We do 0-10% down Land Contracts and know going in we may actually have negative cashflow - which is acceptable given the low down payment and avoiding mortgage costs.

That should catch most of these issues.Some, you'll never know about until someone actually lives in the property. 

In addition being able to do your own searchs and one thing out west here that was very productive for us/me was just going through the big Plat maps ( the actual mylar / paper ones in the day) We could find shadow plats.

I am actually looking at a house that is not a Victorian but needs part of the home bulldozed and a ton of work done.

DSCR loans are based off of down payment, credit score and either actual or market rents so it helps to supercharge an investor's real estate goals and net worth.
