I'd love to work with a referral from the forums so I can get an independent opinion from an inspector who doesn't have an existing relationship with my providers.The more aggressive about uncovering potential issues, the better.

However, the house was built in 1912 and I’m sure that a home inspection will uncover some kind of issues with plumbing, windows, roof, electrical, subfloor, or something major.

Did they uncovered something in their due diligence that you should identify?  

If we simply uncover an opportunity thru a resident survey that they are willing to pay say $30/mo more per month to have covered parking and 100 spaces are created and rented in your 150 unit community, you've just created $36K / yr in additional income.  

Then when one bank sells it's mortgage from one to the other, it's all done thru MERS, by assigning the mortgages to the next bank..Now, there's some legal controversy involving MERS, uncovered during the mortgage crises, court cases which I won't get into, which is a subject onto itself. 

Currently presuming total new kitchen and bathroom for both sides plus full flooring (except the excellent bathroom original tile floors) and paint throughout the numbers work for me but I am worried about what working on the home could uncover.  

Hi @Mindy Jensen.I use the estoppel process as an opportunity to uncover any of the hidden "gotchas" that might present themselves once I take over management of the tenant's residence. 

Strong due diligence can uncover some awesome gems from what is advertised.

I cant give him a pass.. he knew this was going on.. he was out there often simply personal inspections while he made his videos would uncover the wrong doing..

One issue uncovered a multitude of others...uncovering my mid life crisis and my internal struggle with myself much like the film.
