-depending on sale price, cap rate will be in the 8.8%-9.3% range. tenant paying under FMV; my agent thinks this could draw rent to equal 10-11% cap rate in 2024. probably gonna be in the $3.50-3.85/sq ft range.CONS:- the location is not a bad neighborhood per se, but it is a solidly industrial neighborhood of Columbus, Ohio.

My tenants in the 3/1 have been mostly young professionals and/or young couples without kids (or an infant that doesn't really use a bathroom per se) ... so, they are still stable and pay rent on time but the 2nd bathroom doesn't seem to be as much as an issue for them as you may think or assume ... all markets are different, but this has been my experience after discovering this by accident.

.- FHA 1-4 unit owner occupied, needs 2 years tax returns and 2 years in the business so you'll probably need till 2 years of returns are available or above with conventional loan programs - DSCR loans wont care about your SE or self employed income since its qualifying purely based off market rents, your reserves in cash/stock/savings, and fico scores- HML or hard money lenders - are ABL or asset based lenders so they dont care about your credit or income just liquidity/reserves/cash/savings/stock + the property in question- fix/flip lenders (HML above with more items) usually care only about min fico scores, the ARV value, the as-is value generally these need a BPO (broker price opinion) or appraisal in order to finance.

@Chris K.This is one of the reasons of power of attorney in Germany mostly given to family members so they can handle everything if one person is not able to handle his stuff due to illness or something other like death... even after death this person this person has the ability to handle the will of the person who gave power of attorney And of course we have this for going business an owner of a company mainly give a limited power of attorney to a high ranking employee so the company can be run in his absence I made an appointment with the lawyer to avoid missunderstandings I just dont understand why for exsame a se of a property has to be notarized even though power of attorney was granted
