I know a guy who develops them in smokey mountains in Tennessee and I just figured I'm sure if you can do it in the smokey's it would work in columbus ohio. it's the same floorplan as our triplex it's about the same size as this home 

Especially for your first property, Lithonia and Stone Mountain might be a good start due to affordability.For financing, there's a multitude of strategic or creative ways you can go about acquiring your first rental.

We see this here in Colorado where short-term rentals aren't cash-flowing nearly as well as they did two years ago, but I also just found a $650,000 property in the mountains outside Denver that gets to around $900/mo cash flow and is near 10% cash-on-cash. 

My own family went through, and even met with, like 6 contractors in Iron Mountain before one actually followed through with everything they said.

If you are looking to partner make sure you ask yourself what do you bring to the table?

You can either pay or find one for free (which really means at the moment one does not have the capital to bring much to the table, but they have the hunger to get things done at a high-level showcasing commitment to the mentor).

With your experience and track record, 20% equity seems fair, especially since you're bringing a lot to the table in terms of finding the deal, managing the rehab, and handling the buy/hold.
