It actually got to a point where recently I told them I AM increasing the rent, this is the market price, and I gave them 2 months notice to sign a new lease at that or move and they are moving.

As others have said, it doesn't really make sense to run calculations for STR analysis on a monthly basis, just use annual revenues.Get signed up with a pricing software and use the market analysis tool.

They charge me 7% for the basic guaranteed rent service (along with the listing fee) and then if they do manage any of the tenant work orders there is an additional fee on top of that because I only signed up at the lowest level where owners manage work orders.

If for example there were signs of root infiltration through a joint or something, I would consider taking an action, BUT that might not mean replacing the line.

Most of Tampa is just fine, where I live for example had only some signs down and other very minor damage.Out of 66 units about 20 are in flood zones.
