@Victor S.The fed has a dual mandate:Full employment ( around 4% but debatable) and inflation around 2%.Recently, J Powell has committed to that inflation goal being an average rather than a target to hit and stay at, so since inflation has been below the target for years, they’re willing to let the market run hot.

@Jason Powell and @Mathew Wray have given you some really good advice and would echo the same.I believe the best Portland Area suburb to invest in for the next 20 years is Vancouver, WA (Clark County broadly). 

@Todd Powell The seller does not own the property outright so we would not be able to do seller financing right?
