So it seems more reasonable to divided up the property at somewhere between 26-52 shares, although that may make the mathematics harder to work out in equity cost distributions for the owners.

If the home has 70k (hypothetically if it sells for 70k over how much is owed) in equity I would assume this is what is profited after everything. 10% in closing costs/agent fees 7k.
