That annoying piece of garbage that kept sending me mailers relentlessly without  respect for my privacy, or that guy that only send me one mailer and wasn't so dang desperate?

My company resists that even when the clients are desperate.  

Currently pre-approved for an FHA & almost desperate to get started.

Most agents are so desperate for business, they chase every lead they come across, whether good, bad or ugly.It's no different than the multitude of newbie investors trying to do wholesaling, flips and rentals all at once - causing most to fail.Would NOT recommend going with a large brokerage as @Jonathan Klemm recommends, UNLESS they already have a team focused on investors.

Instead of trying to screw the ignorant and desperate out of their real estate equity, how about making money honestly?

Your car doesn't start and you are stranded on a boat in the middle of the ocean trying desperately to start the car...

Know this... it doesn't matter how desperate you try to win an argument or twist the mind of people on here... the fact doesn't change that these results are real, no matter how long it takes right?

Easy enough, but now our reserves are desperately lower that we had planned for, $100,000 lower (when you own 25 rentals, a reserve of $4,000 a rental is good practice).
