@Ethan Adams I do agree with Dave, I wouldn't leverage that heavy unless it was a can't-miss deal, or I had sufficient reserves. 

I'm talking to a guy right now who doesn't want to work with an agent (even after I suggested he does because price is the most important thing to him) and he's pretty adamant about working with investors/wholesalers directly because he feels like he has more control over the situation and since so many are calling him he's able to create a bit of a bidding war for his property.  

@Mike Adams an experienced owner will more often do a better job of managing their own properties than a PMC, because...wait for it... most owners don't want to pay PMC's enough to do a good job!

@Joshua TanI am an out of state investor and I have been working with @Adam Gollatz.

I have spoken to Adam Stern from Strata and had them listed on Renters Warehouse.
