And are you renting this to college students? 

It's a touchy situation though as we live in a college town and with an eviction I've got the cost of eviction, plus, my only hopes of renting it out at this point in the year would likely mean receiving $2-300/month less for the next 10 months.  

I live in Richmond, but I was born and raised in VB and went to college in Norfolk.

While looking at multiplexes in my area I am seeing some that say 10 plea but shows it is 2 kitchen with 10 rooms in a college town.

Provide good homes for college students.

I can only speak to my renting experience (I rented 3 years in college) and the landlord never provided any window treatments besides super cheap vinyl blinds.

I recently acquired a duplex in Sacramento, close to Sac City College.

Too far away from the local college for walking (approximately 3 miles) and the property is located in a different city as the college which has a poor reputation. 

Just my two cents - I house hack a SFR by the room with several college grad students.
