College town rental single room lease agreements

Hello everyone, I have been reading and looking for the past few years and saving up to start investing. While looking at multiplexes in my area I am seeing some that say 10 plea but shows it is 2 kitchen with 10 rooms in a college town. Are these a bad idea? They are paying $350 a month each. I'm not looking to analyze the deal here but to see if anyone has seen these and what the additional issues might be compared to a normal duplex. Thank you everyone for your input.
