If you do your tenant screening right verifying their credit, criminal, and eviction reports and checking with prior landlords, you should never be moving in tenants that do what they do to your friend.

You'll need to get a termination signed by the remaining living person(s) on the lease, otherwise you'll have to go through the eviction process to legally regain possession.If there is a clause in your lease that covers criminal activity or abandonment?

You can serve a 30-day notice to move if the tenant has violated the lease; late or non-payment of rent, disturbance of neighbors, damages made by tenant or guests to the unit, criminal or drug/ alcohol activity, other violations listed on the lease.I, myself, haven't gone through this process, but I suggest you go through your documents and check with someone from SHRA.

I had a brand new construction home I bought 200k and the tenant for some reason totally destroyed it.. now it was so bad that the insurance company covered it and went after the guy criminally.. but it was over 40k in damages.. but lots and lots of stolen items stripped items.. contractors stealing .. its a challenge and one that I think is best suited for someone like you who lives there and watchs them like a hawk and with your background that is a HUGE bonus.when I started funding turn key companies in Detroit in 02.. they had some pretty unique systems on the rehab side..
