Her contract may be fine, you can also check with a local legal forms store/book stores and the Board Of Realtors forms are often used, people just cut off the bottom where the BOR is printed at the bottom of the pages.

I have never heard of Roofstock.com, but I would never simply rely on their data or research.When I bought my first 2 OOS rentals in Seattle, WA, I made it a point to do thorough research online and at the local bookstore.

Once you have that foundational understanding, then you can start investing and refine your knowledge as you go.The BiggerPockets bookstore has some great books to get you started.I also recommend looking for other investors in your area.

I would think your biggest challenges would be zoning and getting the right commercial tenant.I would look for a lifestyle tenant, like a hip, boutique coffee shop or independent bookstore.

A beginners video series posted on BP. here.If you prefer books and don't have money to buy them I recommend your public library.If you want more motivation or if you haven't read it I recommend getting Rich Dad, Poor Dad.If your library doesn't have any promising books, find a bookstore with a return policy and buy a book then return it and repeat.As for no money down, there is a post on BP that may give you ideas. here.
