It's nearly unbelievable.During 4 years of ownership I went through 8 barbecue grills that rusted out (all stainless steel). 

@Melanie Smith First floor units get better rent because of the yard (dogs and BBQ's), with upstairs being the same price if the square footage is more due to not having common hallways or stairs.

Hi Everyone,We have a NEW VENUE, our meeting on Feb 3rd will be at the Plaza Grill, in Arcata, right on the plaza(square).The address is 780 7th Street, on the third floor.If you come up the elevator in the back of the building, enter the restaurant, walk pass the bar to the sunken area in the middle of the floor.If you come in the front door and goes up the stairs, take a left at the top of the stairs , again we will be in the sunken area.We will be meeting at 5:30 and we will have a waiter if anyone would like a beverage or anything.

Here's a couple:- Every Friday at noon, BBQ Barn in North Augusta- The second Thursday of every month is the Augusta REIA (totally worth going to - only meeting I pay for). - There is the BP meet up the last Friday of the month (you can get that info in BP or feel free to message me and I'll share).

Some wendys, burger king, subway , wendy's , veggie grill restaurant operator is filing bankruptcy this week ; these are kind of news that would affect hospitality sector and would grow to something even bigger .... yes the Fed may kill the inflation but by killing the people LOL ; these kind of news would create lot more CRE distress especially in NNN.Sometimes I do think the American government are really anti business.

Lease it for events such as parties, bbq's, gatherings, etc.Thanks in advance

Frisco is especially appealing in the summer...with easy access to everything, a cool downtown, and wall-to-wall festivals (bbq, art fest, 4th of July, etc).

Not exactly on the same note, but Hard 8 BBQ has a niche in Stephenville TX as they are next door to the airport, so lots of small plane pilots like to fly down for the afternoon, stop in and eat BBQ and return home. 

If you ever did smell rotting fish guts, you might beg the doper to cover up the fish stink with weed stink in a heart beat, and probably take a couple tokes yourself for good measure - they say it's good for nausea.There is one and one reason only I don't allow smoking inside a unit, because it can be a fire hazard when people are careless and, people are often careless.Same reason I don't allow the use of grills on decks.

"Established nieghborhood close to parks and amenities, trader joes, lowes, blah bblah, 6 miles to downtown,, etc etc, large backyard for cook outs and bbq.
