Hi Lisa Taylor $525k as You have notice, It dosent Buy a wow place in San Diego seems like a lot, for What You get, Also loan To Income ratio, You technically could buy a $700k depending on savings, $334 HOA is real high, I would really consider am I buying this place cause I love it and if you were you may not be asking us and you should get guided into more important since is the largest purchase in your life, is it a good investment where is my property my neighborhood My complex gonna be in 3-10 years.

Am I understanding this right: You are getting almost $29,000 per year after paying all expenses by investing nothing due to 100% financing and you are asking if this is a good deal? 

Am I legally responsible if I rehab the house and rent it and someone gets sick?

Am I living in a dreamland thinking I’ll be able to find something with these criteria and the amount I have for down payment that will make any financial sense?

If I sold him the building on a land contract for $250k, which is exactly what I have in it, on a 15 year payout, am I correct that the sale would result in a wash, no earnings to be taxed on, and the only taxes I will pay will be on the interest portion of the monthly payments for the next 15 years.  

What am I missing?
