You could do some of the things recommended above but for climbers, put some pictures of the cliffs or climbing action shots in your listing photos, offer discounts to climbers, advertise on climbing websites like mountain project, New England climber FB groups, in climbing gyms in Boston, CT, NYC, AMC or other climbing groups, etc.

In my experience in Upstate NY with Section 8 I get exactly what is FMR as by the Huduser.gov website for my county.
