I invested cash and my return has been quite good.I have not had HOA issues or assessments although I keep a large rainy day fund in case it comes.I did have competition from other units but I remodeled a tad higher taste (just a good combo of construction materials, nice colors and good workmanship) that appealed to the aspirational side of enters without screaming expensive, nor being expensive to me.I rented all units in a matter of days.

I know I have had visitors who would not have their daughter son share (7 and 10 yrs.) go figure. 

1) Maintenance/cap ex as a percentage of rent screams inexperience2) every percentage I have seen shows me that they have never filled out a maintenance/cap ex spreadsheet meaning they are far too low on small unit count properties.  

If the neighborhood is of lower quality it's priced a little high, if higher quality you found yourself a screaming deal.

She was very angry and screamed at me for 10 min.

The airport broke the 10 year old (August 2007) “monthly visitor” record 4 times in the last 12 months according to the paper today. 4.42 million/month.

Now 2 months in and I have one tenant in jail ( it looks he didnt have US residency) and the other one calling ( screaming is the right expression) every 3/5 days complaining about washer ( we replaced it), no insulation (we fixed it), clogged toilette ( it was fixed inmediately) and saying the problem with the toilette was never fixed and it looks like the septic tank may be the problem.

@Christina ColonI think Cape Coral is a great STR market for many of the reasons others have mentioned but it's also a popular destination for European visitors, particularly from Germany.
