I rehab and also buy and hold.

If you own ten doors and six aren't cash-flowing, why do you want to hold on to them if there isn't overwhelming appreciation coming?

Real estate is not the stock market and it's called buy & hold and not buy & sell for a reason.I did sell a few properties about 10 years ago when I learned the hard way that going into cheaper neighborhoods was not the right strategy for me, so that was basically a strategy correction and it was necessary, but also costly both in terms of dollars and time.

That buy and hold was an amazing ROI!

I wouldn't want someone to hold back, I prefer honesty and straight talk. 

I personally dont do any of that.. every market / or most will have an active fix and flip sector or buy and hold sector the important thing to me is the operator full stop.. great operator will do well in any market and all the national data simply is noise at least at my level. ( loaning our own money and JV deals with our own money)  we dont broker or anything like that.

If you are a buy and hold investor and have no plan to force equity that is a different story.
