Factor in mistakes, travel, taxes, regulations, bad people and any other variables out of your control that you will encounter in your journey.  

This regulation allows property owners to build ADUs on their existing residential lots without the need for additional zoning approvals, which can significantly increase property value and rental income. 

There's way less risk and variance in LTRs simply due to regulations & laws which nobody has a true view on.

I am well versed in laws pertaining to STR regulations, which are extensive in my market.

Given the timeline and the nature of these expenses, I'd appreciate any insights or advice from those familiar with tax regulations in such situations.Additionally, I'd like to know if I can claim depreciation, mortgage interest, homeowner's insurance, utilities, HOA dues, and other expenses associated with the rental units of my home from 09/08/2023 to 12/31/2023.

The regulations and hoops you have to jump through often negate the monetary benefits.

Or let me say HIGHLY regulated... and I would sit with folks.. and for the life of them they could not figure out how they got where they were...

Dodd Frank really helped big banks by, in the name of "helping consumers", added so many regulations on small banks and smaller lenders (basically big bank competition) that it hurt consumers.
